Clean cosy and tidy

The couch was really uncomfortable

The house is in a great seaside village. It was very clean and well equipped and we had a great holiday. BUT the details said there was a dryer, that there was parking on the premises, and that there was a coffee maker. The absence of these items was frustrating as we had packed accordingly. The responses to our enquiries were slow and not very helpful.
Also, although included in the description, the request for an additional insurance payment a couple of days before we travelled, surprised us. It did not give us the feel good feeling on arrival.

A good location, although pet friendly and garden were a bit beyond me - a concrete yard is not a garden. The outside tap didn't work despite being an almost beach front location! The house was functional although could do with a few home comforts in the living/dining area - coat hooks, side tables, somewhere to put your bag/things. A clear note abut LACK of parking should be made clear too. House was lovely but a little spartan. Some things like bins weren't in the yard or numbered outside, parking wasn't clear but it was comfy. It would be nice to have a few paper items like maps, restaurants/takeaways etc rather than everything on an app so we could choose together. But functional in every other way. Would definitely stress the ease of beach location more in promo and maybe get the paddleboard/cafe etc on side too as so close. Would recommend.

Very very clean!

I think it’s an ongoing moan from previous reviews - the sofa and chairs really are not up to the job!!

And I found Host and Stay intrusive. As soon as you’re booked in - the damage waiver nagging starts. Just add £30 to the accommodation charge! And as soon as you’ve arrived - emails re check and reporting damage because, if not reported, despite the £30 waiver, ‘you will be charged in full’.

We will be back to Newbiggin, but we will be avoiding Host and Stay

Clean, neat and spacious property. Had everything one needed for a stay. Very well situated, a short walk to the beach. WiFi worked well. Parking available behind the property.
Enjoyed stay??

Sorry to say this is a pot review. I had messaged them privately to try and get a repose but sadly the was no resolution, only a response from an AI chat bot from what I could gather.
Firstly, in the master bedroom, there was a very strong smell of vomit in the corner by the bed. The odor was unbearable, so I had to sleep in my son's room.
There were no essential household items such as dishcloths, tea towels, toilet paper, or washing-up liquid. I would not expect to bring these items on holiday with me.
Additionally, the house furniture was very disappointing. The master bed was actually quite small, and the furniture downstairs was extremely uncomfortable. The sofa was rock solid. When we arrived, the thermostat was set very high, and all the heaters were on 5, which was very unpleasant on a warm day.
Lastly, I find it unreasonable that we had to pay a £30 fee for breakables considering the was nothing to damage.
On the plus the beach is glorious and what we paid was fair.

All very good. Maybe more of a sofa and chair in living room would be nice

Was absolutely spotless, had all amenities you would need. Beds were comfortable but unfortunately the furniture in the lounge let it down, not at all comfortable especially after a days hiking. I would recommend updating those and then the property would be spot on. Parking was okay at the rear. We were unable to get out of the back gate though as it was blocked by a black car for the duration of our stay.

Lovely and spacious, clean. Everything new and everything you needed on arrival. Bathroom is amazing. You just cross the road and you're at the beach. A great stay!

Spacious, clean and well equipped property, secure yard for our cat, proximity to promenade.

More mugs, not enough considering there is a dish washer.

N/a

The furniture in the lounge for a large house I didn’t think it was good enough
28/05/2024
the pace and location to the beach

the furniture was uncomfortable in the living room and needed a proper settee

Location was good. Spacious property. Very clean.

Disappointed about a few things. Tiny TV would have been ok in a bedroom, but not the main living room… felt stingy. Nasty damp patch in the hall isn’t welcoming. Keeping the grouting clean in the shower isn’t difficult, but would make a better impression. We had to WD40 the latch on the garden gate to be able to open it, casserole with no knob on the lid looks cheap and salt and pepper in the kitchen is a must ?

The house was lovely however the furniture downstairs was appalling very uncomfortable

Furniture

Friendly and we seen are friends off 40 years who moved to Newbiggin-By-The-Sea 6 years ago ?

Nothing to dislike ?

Access to the beach was decent

DO NOT STAY HERE!!!!

Where do I start.

Parking, or massive lack of.

Upon arrival we realised there was no parking at all anywhere close to the property. It states parking at the rear but this is non existent due to others parked there even in front of the back gate of the property so we couldn't use it and even if we could have parked on the street and used the back entrance, the street was so narrow you'd be lucky not to have any damage done to the car.

Toilet rolls

We were supplied with 2 toilet rolls for a family of 4 for a 3 night stay. This was extremely disappointing.

Damp walls

There was paint flaking off a number of walls downstairs and every time you walked past the walls the paint flaked off onto the carpets.

Terrible furniture

This has to be the most uncomfortable furniture I’ve ever used. The sofa and chairs are both terrible and need to be changed for something more comfortable. This along with how sparse the place feels, the tiny tv on a massive wall and unsightly cables hanging from it just makes the place feel extremely uninviting.

Horrible smell

The main bedroom bed stank of sick. We did not realise this until about an hour or so before we went to bed and neither of us could stand the smell. It was disgusting!
We had to turn the mattress over to the non memory foam side to stand a chance of sleeping in there. This is the worst issue and totally ruined our holiday away. As it was Easter weekend and the kids don’t travel so well we just had to put up with it and make the best we could.

I highlighted these issues and it’s taken almost a week to receive a link to lodge a formal complaint.

Terrible property, terrible host and we are extremely disappointed after looking forward to our trip.

keys were in a lock box in the front garden, the hosts are really good and communicate well. I used the property to visit relatives, but Newbiggin (in my opinion) is not an ideal location to visit, although there are some nice nearby areas such as the northumberland coast, Morpeth and the Cheviots. The accommodation itself was affordable, no frills, warm and comfortable.

minor issues only: Kettle needs de-scaling, some dust in place, duvet had some stains on it. Matress was very soft. large bed could do with a bigger bed. furniture in the living room needs upgrading, too small for the space (seems to be a recurrent comment), back yard needs a jet wash. no parking as the back lane is crowded and narrow. also damp appears to be destroying some plaster in the hallway.

The sofa and chairs in the lounge were extremely uncomfortable, making it very difficult to have a quiet night in.
25/02/2024
The spinny green chairs, which seem to have had bad press previously, were wonderfully comfortable!
10/01/2024
The house was spotless and the location was great

The sofa and the chairs in the living room were very uncomfortable and unsuitable for 4 adults - I would go as far as saying I have sat on more comfortable park benches than the sofa - obviously done on the cheap.

Location good near the beach and the town centre

Furniture in lounge poor quality and uncomfortable. Television small and very shabby installation. Neighbour hostile and I ended up parking car on green space 250metres away.

Beautiful town and 3 mins walk from the beach

It takes up to 3 weeks to get your damage deposit paid back into your bank account.
15/10/2023
well equipped property, well presented fresh and clean. Great beds and fabulous bathroom, spacious lounge. Great area to explore beautiful surroundings full of history.
Good local shop well stocked.

The lounge furniture is a little uncomfortable when sat for any length of time.

The property was a short walk to the beach. It was however on the main road into the town. The bathroom was light and airy with both a shower and a bath. The house is spacious in a very functional Ikea way. It looks a fairly new renovation. The people we met were very friendly and helpful.

We did not like dealing with Host and Stay. It added an extra layer of admin and expense. It felt as though we were bombarded with emails basically wanting more money and then when I had done as requested I had to phone for the door code! Our fees included a very high cleaning fee so we had great expectations. I was shocked to find the front garden full of weeds and brambles. To open the front door and find the house had a strong smell of dog. Even in the bedroom and the duvet itself. The bedrooms had no black out blinds or curtains.

Lovely spacious property very clean inside lovely bathroom and kitchen area ,the plug in night lights are a good idea , everything you need in the property, good location

The first impression is poor overgrown entrance of weeds not tidy, it neatly put us off , lounge furniture compared to the rest of the place uncomfortable and green chairs are stained, they could do with upgrading, very cheap and nasty .

Dog friendly. Great location for exploring Northumberland. Everything you could want to make the stay enjoyable. Modern clean and comfortable, highly recommended ?

Cleanliness was excellent. Equipment and facilities were very good also. The milk, tea bags and coffee were handy too.

Perhaps another lock box to rear of property

A comfortable, clean stay in this great home - it had everything we needed for a comfortable stay. The house was immaculately clean, spacious and well presented, within easy reach of local shops and facilities. We had no problem with local street parking.
This is the second time we have stayed in Newbiggin - a great place for a base to explore: Amble, Warkworth, Alnwick and Alnmouth.
This town is friendly, welcoming and full of charm with a sandy bay.

The house inside was as described.
It was clean and comfortable.

The front garden looks nothing like the pictures. It really is not maintained very well it was full of weeds and rubbish. I phoned host and stay who said they were aware as the previous people had told them. They said they would send round their maintenence man but it stayed the same all week.

Parking out the back was limited
04/08/2023
Lovely house, absolutely spotlessly clean. Fantastic location, 5 minute walk to the beach. Easy access to Newbiggin and main road network for trips out. House was also spacious, with huge rooms. Superbly equipped kitchen. Parking was really easy considering the location.
Frustrating admin charge from letting company, but it was as advertised. Living room chairs were not comfortable after day of exploring. Bed mattresses are very soft, but others may find comfortable. We loved our holiday and the house helped us to enjoy it. We wouldn't hesitate to book again!

Stayed at this location for a couple of nights due to being local to family would use again if staying a few days.
Parking quite hard to find due to being on main road but other than that good clean place

Nice place - newly refurbished and 2min walk to the beach. Had everything we needed for two nights. Good base.
The only minor thing that caused us an issue was that the roller blind in the twin room doesn't fit to the bottom of the window, so light gets in - fine for adults but my 4 year old was awake from 4:45am and found it hard to sleep until dark.
12/07/2023
It's really cosy, but the settee would have been better if it had been a bit bigger, not very comfy.
10/07/2023
Great location to explore the Northumberland coast. Very much matched the photo’s. Great bathroom.
Disappointed with the kitchen utensils, ie no grater, no corkscrew, no casserole dish for the oven.
03/07/2023
Beautifully clean property. Spacious and modern in style. Good location if you are looking to be close to the beach. Not a long walk into the town either. Handy shop right on the corner. We parked in the back alley without issue. As per previous reviews bins were full. A couple of personal points of view i.e front bedroom is big enough for a king size bed, which would help in reaching the bedside lockers and dining table could be bigger to give 4 adults more space. Everything though was very good regardless.

A bit sparse on furnishings.
24/06/2023
Close to the beach. Dog friendly. Clean and fresh throughout.

Rubbish and recycling bins were overflowing when we arrived. Needs a comfortable sofa in lounge. Front garden needs weeded. Rear garden needs more comfortable garden furniture. Need to inform visitors prior to booking about steep narrow stairs which are unsuitable for anyone with mobility issues.
19/06/2023
lovely property, well equipped, very clean, comfortable bed, lovely bathroom.

The bins out the back were overflowing and attracting a lot of flies- so couldn’t really sit out in the garden unfortunately.
02/06/2023
Furniture looks nice but terrible to sit on not comfortable house was newly decorated an parking is nightmare 3 out of 5
10/05/2023
Perfect location if you have dogs 3 mins to nearest beach walk
08/05/2023
Newly refurbished house. Pristine inside, close to the beach, good place to base yourself if you are looking for a reasonably priced base for exploring Northumberland to its North. There was an additional £25 cost (for 2 nights) for “damage insurance” to avoid a £250 deposit which I was made aware of and charged after confirming and paying my booking on AirB&B so be prepared for a this. Great base though.

Very lovely simply and stylishly decorated spotless comfortable house. Amazing bathroom. Loved it. Newbiggin is just my type of place too. A very attractive deliciously melancholic working class seaside resort.
