The Space
New to the holiday home market, this charming two bedroom cottage is full of character and has a truly beautiful outdoor space with stunning rural views.

The living area is cosy in all seasons. The two fabric sofas are ideally placed to watch the flat screen tv or to enjoy the views. The dark wood furniture, ceiling beams and original fireplace bring real character to the room. On a sunny day the light floods into this space making it a lovely spot to simply sit and relax.

The country style white kitchen features everything you would need to enjoy a short break at Tithe Cottage. Fully equipped with a ceramic hob, electric oven, microwave, refrigerator, dishwasher, kettle and toaster you can enjoy all the comforts of home.

Through to a second living area you will find additional sofas and seating alongside a dining table. This space stretches out into an adjoining conservatory style room with two sets of double doors and views across the garden and beyond. Enjoy a homecooked meal with the family or relax with the days newspaper in this simplistic space.
Before heading upstairs you will find an accessible WC and shower room on the ground floor.

The master en-suite bedroom features a king-size zip and link bed with a Chelsea style, upholstered, ceiling height headboard. This large room has a seating area with two fabric chairs with matching foot stool and side table. The bedside tables feature two tall chrome bedside lamps with a pale duck egg fabric shade. Draw the flower print black-out curtains and enjoy a peaceful nights sleep.

The en-suite bathroom to the master features a walk in shower, basin and WC. The space is decorated with high gloss white, ripple effect wall tiles and beautiful grey patterned floor tiles. Pop your towel on the chrome heated towel rail and get lost in your thoughts in this stylish modern space.

The second bedroom features twin, single beds which face the large, grid style windows. The room also features a set of built in wardrobes so you can store away all your belongings and a dressing table with vanity mirror. Enjoy a lazy morning with a cup of tea in bed and enjoy the views of the North Yorkshire sky.

The family bathroom is just outside the twin bedroom. A newly decorated space with bright white wall tiles and Victorian style patterned floor tiles. The bathroom features a shower bath, a WC and a basin. This simple, calm space is perfect to enjoy a soak in the bath after a day exploring.

The well maintained outside space at Tithe Cottage is simply beautiful. Walking out from the living space onto a patio area featuring outdoor dining furniture. The patio area leads round the outside of the cottage, through a small wooden gate to the front of the building.

The lush green gardens are perfect for the family to enjoy an afternoon in the sun or a picnic for the little ones.
At Tithe Cottage you are not short of beautiful spaces to enjoy. Step out of the door and enjoy the village and miles of walking routes or head to Harrogate and enjoy a day of shopping and afternoon tee at Betty’s Tea Rooms.

Host & Stay are committed to our owners that their homes are protected during guest bookings. For this reason, we require all our guests to transfer a Damage Deposit (refundable, subject to an administration charge) or, to purchase an Accidental Damage Waiver which will cover you for up to £500.00 of accidental damage during your stay.

Neighborhood
The village or Kirby Overblow has a lovely traditional pub and is perfect for walkers, cyclists and anyone who enjoys a relaxing break in the country.

Located just 5 miles from Harrogate centre you are within easy reach of the many bars, restaurants and shops that Harrogate has to offer.

The Yorkshire Event Centre is only a 10 minute drive making this a fantastic base for visiting the Great Yorkshire Show and other events.

Getting Around
Ideally placed for exploring the Yorkshire Dales, Harrogate and the surrounding area. Pannal station is just a few minutes’ drive away from the cottage. From here you can access Leeds and York. The Yorkshire Event Centre is only a 10 minute drive making this a fantastic base for visiting the Great Yorkshire Show and other events.

Breakfast was not provided but not expected. The location was very good in a very pleasant village and a garden with superb views over the countryside. Nicely located for access to a local inn with good food.<br/><br/>The ensuite walk in shower was unsafe, in that there was no shower mat and no grab handles. As the floor of the shower is perfectly smooth it was slippery when in use. Particularly so for older people. No shelving or racks to place soap and shampoo on, therefore it was necessary to put these on the floor and bend to access them. This also applied to the bathroom used by the adjacent bedroom. <br/>Furnishing, particularly the chairs in the dining room. The tub chairs required refurbishment and the dining chairs all required repair to the seats. <br/>It was frustrating to receive so much contact from the hosts via email and text. Hoping we were enjoying our stay and veiled threats about what must and must not be done.

This idyllic cottage set on the edge of a really pretty village with a good pub was a perfect location for us even though we were working in Harrogate every day. <br/>The house is lovely with a beautiful interior and a really sweet well maintained garden. <br/>There is off street parking and easy access and everything that you could need is provided in this adorable cottage. <br/>There is a lovely pub just up the road and a short drive to many local attractions. Longing to return!

A lovely cottage, with a beautiful garden. Kitchen was very well equipped with everything you could need. Sofas were comfy and the beds were comfortable. Great bathroom/shower rooms. We had great weather so no need for heating. Soft furnishings were perfect. The village was lovely and the pub food was lovely. Cotton bedding and fluffy pillows.

Beautiful well furnished cottage with lovely outlooks. Good pub close by.<br/><br/>The cottage ‘guidebook’ had to be downloaded and was incomplete. No information about appliances, heating controls or the local area. There was no information book in the cottage.

Tithe is a beautiful cottage in the Majestic Village of Kirkby Overblow. This is one of my favourite locations in Yorkshire, a stunning village in close proximity to the magnificent Harrogate and not far from Leeds or York. You have the Dales on your doorstep not to mention the views of wonderful fields. The cottage is lovely and cosy, tastefully furnished and very comfortable. We really enjoyed our stay in this lovely cottage and would happily go back.

Aside from the chilly arrival (very cold evening and the cottage is heated with electric heaters that you need to turn on when you arrive) everything was lovely. Very comfy beds and modern bathrooms. Tip…. Take a pint of milk as there’s no shop in the village.

We had such a wonderful stay in Kirkby Overblow. I knew the village well anyway but was blown away by how wonderful the cottage was. It was far more spacious than I expected (plenty of space for travel cot in the main bedroom) and everything was in immaculate condition. Despite the wet and miserable weather, the cottage was warm and cosy and delightful. We will definitely be back! Our 4 yr old twins are already asking when we can go back to our Yorkshire house ?! We also had a lovely family meal with cousins and grandparents at the shoulder of mutton, just next door! Playground in Kirkby Overblow also has the best views of any playground I’ve ever been to (… which is a lot!) - we spent almost a whole day there ?

The location was very good. It was great having a pub so close and distance from the main town was good. Once we had managed how to work the heating the cottage was very cosy. Beds were really comfortable and the bathrooms were excellent. Great showers.<br/><br/>The cleanliness could have been better. There was a lot of dust particularly in the kitchen area. Not enough towels. Only one large and one small towel per guest wasn’t enough,

Tithe Cottage ligt in een prachtig gebied. De Cottage kijkt uit op een glooiend landschap. De tuin is keurig onderhouden en de pub Shoulder of Mutton een aanrader. Er is een prettig keukentje. De bedden prima en de badkamers waren goed.<br/><br/>Ondanks de aankondiging was er geen open haard. Het tapijt in de woonkamer en slaapkamers is niet schoon en ook de bekleding van banken en stoelen is aangetast.

Gorgeous cottage with stunning garden and modern facilities but with an oldy worldy feel and some cute quirks. Perfect location, lovely village, close to Wharfedale Grange where we attended a dear friend’s wedding. The Shoulder of Mutton pub had fantastic food & friendly staff if you need a place to eat, only a 1 minute walk down the road.

The house was very nice and the village as well. You definitely need a car since there is nothing nearby except for the local pub.<br>The TV was not working when we arrived but it was just a cable connection under a carpet that I could fix myself after some detective work. We didn't manage to get the towel dryers to work and couldn't find any book with instructions for the house.<br>We found two Atlantic sender units where one needed new batteries but they were not connected to the towel rails as they should be or possibly there was no electricity to the towel rails at all.<br>The kitchen was great with everything you needed and it was lovely to sit outside in the morning for breakfast when the sun was shining.<br>Very good to have multiple bathrooms and the car parking.

It would have been perfect if it had been clean<br/><br/>It was badly needing cleaned. Cobwebs and dust everywhere. Freezer dirty bin in the kitchen dirty. Windows have not been cleaned in months.

Beautiful , quaint country cottage. Felt like ‘Home’ Perfect prelude get away break before Christmas. Added bonus of having a fantastic local pub only two doors down with an unspoilt charm and character , log fires and exceptional food! Will definitely be visiting again .

Lovely location with great views of green fields and sheep. Great pub very close for meals. The cottage was comfortable. Communication with Host and Stay was very good and prompt action was taken on one issue that we had. Would happily stay there again.

This property is in a fabulous location with a very friendly local pub which serves excellent food and holds a fun quiz on Sunday evenings (NB closed on Mondays!)<br/>The beds are comfortable, the kitchen is clean and modern and the sunny lounge has a fabulous view of the garden and fields. The property also has 3 bathrooms! <br/>Would recommend to anyone who wants a quiet break in beautiful Yorkshire.

Tithe Cottage is set in a beautiful village on the outskirts of Harrogate. Easily accessible, it has stunnning views overlooking fields and countryside. <br/>The garden is a haven of relaxation.<br/><br/>During our stay the weather was amazing, as a result we spent a considerable amount of time outdoors in the beautiful garden. The outdoor furniture however was very worn apart from a new bench outside the back door. We couldn’t eat at the table and chairs on the patio as they were very dirty, old and without cushions.

Thanks for a brilliant stay. The cottage is lovely. The setting is beautiful and the views amazing. We loved the mixture of old and new. Modern kitchen and bathrooms but very tasteful antique furniture and objects. Everything about the village was fantastic. We will definitely visit again.

The house and garden were fine, location great. The garden is beautiful.<br/><br/>No-one had emptied the bins for some time. We arrived on a Tuesday and bin day was a Monday. On entering the property it’s not a good first impression to be greeted by overflowing rubbish and a box of empty bottles which you pass to the front door. We were unable to get anything in the bin so put the rubbish bag outside, where it may be ripped open by wildlife (foxes?). Also the first paving stone to the path looks as though it has recently been broken and is very loose. Lots of parents park opposite at school times so this may have been caused by someone reversing. Most of the garden furniture could do with painting and some of it is falling apart.

A lovely characterful cottage in a beautiful location with stunning views across fields. There is an excellent local pub a very short walk away. Furniture, kitchen equipment and beds/bedding all to a good or high standard. A real bonus and sign of a well run property was provision of washing up liquid, dishwasher tablets and store cupboard essentials as well as milk, tea & coffee etc. Altogether highly recommended.

I liked the fact the house alarm went off in the middle of the night and when I called for assistance all I was told was that they had sent a message to someone and they would be in touch. The alarm went off at 12 at night and I was a Email at 1430 the following day.<br/><br/>Our stay was ruined by the house alarm going off in the middle of the night, i got zero help and didn't stay the second night as I still didn't have a code for the alarm..

The cottage was lovely. The beds were very comfortable and it was wonderful to have three bathrooms. The kitchen was very well equipped too. The pub about 100yards away serves delicious meals if you don’t want to cook.<br/><br/>nothing.

The cottage was large and comfortable. Plenty of sofas/comfy chairs in the main room. The bathrooms were very modern. The underfloor heating in the bathrooms was lovely. The bedrooms were lovely - the main bedroom was gorgeous. The location was wonderful - a great, quiet village, with a pub one minute walks away (good food too) - make sure you book, as they were turning people away on a Wednesday night. Close to Harrogate and other areas; we visited Ripley Castle and the Stump Cross Caverns. This cottage would be lovely to visit in the Summer months too, as there is a nice private garden.<br/><br/>None of the radiators worked in the 2nd sitting room, so consequently, we did not use it, or the downstairs toilet, which was a shame. We switched all of the other ones on which were fine, apart from the top of the stairs. Had it been Summer, this would not have been an issue. The towel rails in both bathrooms did not come on. The glass fitted light shade in the family bathroom needed cleaning out (full of dead flies and some fell out). I would have expected this to be done, when paying a £60 cleaning fee.

Needed a bit more cleaning. A few cobwebs and dead wasps, kitchen bin a bit dirty, oven gloves had food on. No bin liners in two bins. Main bed very soft. Got a sore back. Blind in ensuite doesn't cover window so people can see in. Had to put a towel against window.<br/><br/>Loved everything else. Generally very clean, gorgeous, cozy and well equiped property. Great instruction from hosts. Lovely location. We'd definitely go back again.

Lovely and comfortable. The lounge overlooking the garden is lovely.<br/><br/>Fridge freezer doors could and would be better if they were switched around. Needs an outside light near gate. 2 way switch landing light doesn't work correctly.

Everything was fine apart from what we thought was a safety hazard . In the twin bedroom there were 2 unsecured glass metal framed large pictures above the bed heads which had they fallen would of caused injury. We removed the one above my bed for the duration of our stay and left it on the bed with an explanation note otherwise we thoroughly enjoyed our stay.

Had a great stay as a family of four (2 adults, 2 children) for which the cottage is perfectly sized. Accurate pictures and descriptions umber, and great communication leading up to self check-in and through the stay. Well positioned for days out in Harrogate, Ripon etc... Harewood House is a few mins away, as is Stockeld Park for the kids. Summer stay, so no need of them, but worth noting all rooms have electric radiators which will make this a warm cottage in the winter unlike many old properties!
