The living room and bedrooms were cosy and fine.

To obtain the keys, we had to contact the management company, Host & Stay. Before they would give us the keys they wanted either a security deposit of £250 or to take out insurance of £25. We were going to opt for the security deposit but they then wanted to charge a £10 admin fee to return it. To my mind, this is totally wrong and I have never experienced this before and I have travelled all over, both in the UK and overseas, using holiday cottages. The next issue which was even more confusing is that there was no parking. When booking on booking.com, I filtered for parking and this property came up. If you read the small print, it says that there is street parking. If you saw the street then you would realise that this is not possible as the local residents struggle to park there themselves, let alone tourists. I called the owner who explained there was no parking and I also explained about the admin fee, to which his reply was that it was probably the management company's Terms and conditions.

The shower filled up and the tap was very difficult to turn off properly. For me, the two biggest issues were the management company and parking. In terms of filters, to say there is street parking is ridiculous as wherever you go, there will always be street parking. This property should be advertised as having no parking as it does not . I spoke with the local residents and they advised that this issue has happened many times before so I am not the first to experience this problem.

I do not like leaving negative reviews but really feel that this needs to be pointed out as neither the landlord, nor the management company seem to care.

It was clean and had what was needed. The decoration was pleasant.

It wasn't a 'cottage', it was a mid terrace on a busy road, with no forecourt. There was traffic queuing outside the windows. The views from the windows were just traffic, brick walls and a back yard. The stairs were very steep. There was no parking at all. We had to park a huge distance away. You have to walk along the back of the whole row of terraces to get the key and put it back. The property needed quite a few repair jobs doing. The wastes in the shower and sink were loose and blocked, the toilet roll holder fell apart, the smoke alarm was flashing red all night and kept me awake. There was black mould in the shower. When we paid, it said 'this is the total amount you will pay', and yet, just before our holiday, we got a large demand for insurance or pay a huge damages deposit. It worked out extremely expensive for a rather ordinary little mid terrance. We couldn't get the tv to work from the instructions given.

Comfortable beds, very clean. Kitchen facilities were great, we had everything we needed.
Lovely little spot near town. Great that you can bring your dog, lots of nice areas around to walk locally too, including Lumsdale falls with a lot of history!

The drainage in the bathroom needs attention (sink and shower). The tap also doesn't fully turn off.
Unfortunately the first night we had issues with the smoke alarm going off close to midnight (battery fault). However the owner was easily contactable and was able to resolve the problem quickly for us.

Just meh. It's "dog tolerant" rather than "dog friendly". Sinks and shower don't drain which was really gross. Oven doesn't work properly. Didn't like the house info booklet with multiple clicks required to find out information. Bed was super uncomfortable and bed linen was really cheap / uncomfortable.

The cottage was much bigger inside than expected, very nicely decorated and clean. In a fabulous location, nice and quiet and close to the town centre.

The shower tray needs a little attention, it fills up quickly with water. Just needs a bit of mr muscle down there to unblock it.

Great place to stay, everything we needed at the cottage. The beds were very comfortable.
Make sure you read the small print! A week before our stay I was asked to pay a mandatory additional cost for insurance. In my opinion, this should be factored into the cost of the accomodation. For this reason I wouldn't stay again.

Had an amazing stay. Cottage was really lovely and felt so cozy. There’s lots to do in Matlock which is a short walk and Matlock Bath which is a 5-10min drive. Great for dog owners as there’s lots of beautiful walks near by and most of the pubs are dog friendly. Host was extremely helpful & would reply to any queries immediately. Will definitely be back!

A beautful little terraced house in the historic old part of town with plenty of character. Ideally situated for a short walk into town with lovely views from the back bedroom over the cricket ground and upper matlock.

The cottage was nice however the shower of sh1te who you have to book through - Host and Stay - are either incompetent or thieves. After 4 weeks and numerous messages / phone calls I still have not had my £250 damage waiver returned. I will never use this company again which means I will never stay here again.

I hope the owners of the property read this review and realise what an awful experience paying guests experience when using Host and Stay.

Cottage was lovely and exactly as the pictures show. It was warm and cosy. Shower was powerful and plenty of hot water. Washing machine was a bonus. Plastic plates and cups for the kids. Location was picturesque and was a short drive to matlock bath where we spent most of our days at the local attractions. Nice and quiet, we didn't hear any noise from neighbours or the street. Plenty of storage space for bags and clothes. Shampoo/conditioner/plenty of toilet rolls provided. The board games, WiFi and Netflix access were a nice extra touch.

Parking was limited and we found if you arrived home after 4pm there was nowhere to park which was frustrating with small kids and bags. The curtains were very thin so the bedroom (especially the one at the back) was bright as day when we were trying to get kids to sleep and again from 6am. No teabags (not a big problem for us but might bother others).

Really enjoyed our stay in Church View Cottage, with our dog. Lovely and cosy, nicely decorated and furnished throughout - with everything you could need. Our only issue was the lack of designated parking, but it wasn’t a huge issue, just had to move the car from further away if a spot closer became available. Helpful online guide about local attractions and suggestions for restaurants and pubs etc.

Cosy and clean

Everything was lovely, just a small problem with a leak in the shower cubicle but was quickly seen to, also would have liked a bit more garden area.

Clean and tidy, nicely furnished and the Christmas tree was a nice touch. Matlock was a lovely place to visit.
Did have to pay £250 deposit 2 weeks before trip to be returned 1 week afterwards. Also had to pay a £10 non-refundable admin fee for this.
Kitchen was sparse. Normal kitchen utensils and crockery present but would have been nice to have oil for cooking, tea, coffee etc.

The cottage was nicely furnished and in a great location to access central Matlock on foot. The mattresses were comfortable as well.

We contacted Host & Stay when we couldn’t find a missing heating controller. Despite them saying they had contacted a “3rd party” this was never resolved and we had to resort to turning the heating on and off manually so when we woke up in the morning it was very chilly for a while. Not ideal during chilly autumn days!!!

There were only 1.5 toilet rolls for 3 days (3 people), no kitchen roll, no fresh milk for arrival (apart from 3 pathetic UHT sachets left in the fridge). If we’d wanted to use the washing machine, there wasn’t even a single “complimentary” laundry pod. When you arrive at a rental on a cold dark night after a 5 hour car journey, the last thing you feel like is popping out to a shop! The bedding was of very cheap quality with polyester sheets/duvet cover and man made duvet. We all woke up during the night feeling sweaty. With such a beautifully thought out cottage why skimp on things like bedding? Having stayed in many cottages/apartments these kind of things are very important to ensure a potential return visit.

We had a great 3 weeks at 72 Church Street. Well equipped, cosy and clean house. Absolutely fab location - so easy to get into town and so close to everything. We didn't have any issues with parking like other guest reviews (and we had 2 cars with us), and the Host and Stay rep, Mick, was super helpful - we had a little trouble with the heating on arrival but he came round and sorted it for us. We would definitely stay here again and we'll definitely be using Host and Stay again

Very clean, modern and comfortable. Very professional service with regards to communication. Overall quite expensive but relatively worth the price.
Parking can be quite difficult in the area so would be worth a bit more honest heads up.
The property could benefit from blackout curtains.
It was also a bit disappointing to see a completely empty kitchen without even the basic condiments.
