The Space
Graham House has a bright and welcoming open plan kitchen and dining area. The light kitchen is fully equipped with everything you could need to prepare meals during your stay.

Enjoy your home cooked meals at the dining area which includes a wooden dining table with 8-10 dining chairs.

The cosy living room boasts two green sofas and a flat screen TV. Perfect to unwind after a day of exploring.

Head upstairs to the first floor and you’ll find four stylish bedrooms. All bedrooms feature a king size bed with crisp white bed linen to ensure you get the best sleep possible.

One of the bedrooms has a zip and link bed which can be changed to two singles, while one bedroom also has a trundle bed. These bed options can be set up for your stay upon request.

Each bedroom also has ensuite bathrooms which have a shower, wash basin and WC.

Host & Stay are committed to our owners that their homes are protected during guest bookings. For this reason, we require all our guests to transfer a Damage Deposit (refundable, subject to an administration charge) or, to purchase an Accidental Damage Waiver which will cover you for up to £500.00 of accidental damage during your stay.

Neighborhood
Graham House is located in the beautiful village of Osmotherley on the western edge of the North York Moors. Ideal for walking and hiking, the area is popular for the Cleveland Way National Trail and the Lyke Wake Walk.

If you’re looking to escape the rush of everyday life, Osmotherley will provide a relaxing place to stay. Enjoy tasty fish and chips or head to one of the three quintessential English country pubs which all serve food and traditional ale. There is also a shop in the village if you need any supplies during your stay. Close by, you can discover the 14th century ruins of the National Trust's Mount Grace Priory or challenge yourself to a walk to the peak of Roseberry topping.

The local market towns of Northallerton and Thirsk offer independent shops, weekly market stalls and plenty of places to enjoy a cup of tea and a slice of cake.

Getting Around
Graham House is within walking distance of all that Osmotherley has to offer.

There is a bus stop in Osmotherley so you can easily travel around the area via bus. Hop on the 80 - 89 bus service which runs to Stokesley with stops in Northallerton, Carlton in Cleveland, Kirky, Great Broughton, Potto and Hutton Rudby.

The closest train station is located in Northallerton and can be reached in 15 minutes by car. There are routes to Liverpool Lime Street, Newcastle, Manchester and Edinburgh.

The location is perfect with three pubs to choose from for dinner. Amazing property with huge bedrooms and bathrooms. So much space internally and externally. Cannot fault the property at all.

The most beautiful house in a picture postcard stunning village. The house was exactly as the photos and description, so spacious, lots of room for our two families of four. The kitchen was well equipped and bedrooms comfortable. The garden is an added bonus, it is huge! Gorgeous surroundings and plenty of space for the kids to play. The local village pubs are full of character and great for food and drinks.<br/>We loved our stay, this house is really special.

Great location, with 2 pubs serving food within a 2-minute walk from the house.<br/>The house itself had plenty of room for the six of us. The kitchen with the orangery is vast and offers garden views, although attention should be paid to cleaning inside the cupboards, crockery, and cooker, as we found many of the cups were heavily stained. <br/>There are four double beds, but only the four-poster on the first floor had a good mattress; the others were, in our opinion, of cheaper quality and needed replacement.<br/>We were not expecting the lack of hand soap in all the bathrooms, and we have never stayed anywhere else where this is not provided.<br/>Even considering the points raised, we would certainly stop here again as they were minor overall and easily rectifiable.

The space, clean en-suite bathrooms for each bedroom, large kitchen and big garden. <br/>Dog friendly<br/><br/>It was advertised as luxury but wasn’t , the towels and bedding and quality of some furniture ( ikea type flat pack) and blinds were basic not luxury’<br/><br/>Fridge faulty , had been mentioned in previous reviews. Froze fresh fruit and veg and had a pool of water in the bottom<br/>Washing machine wouldn’t empty the water after rinsing.<br/>Pond in garden hidden by plants and a long flight of steps up to garden without safety rails were not mentioned in house info. Dangerous/ broken tree house. House is sold as child friendly<br/>Outdoor rubbish was not collected, bins overflowing and rubbish bags stacked up from previous guests so it started to smell as it was hot<br/>Some beds weren’t comfortable<br/>The majority of blinds wouldn’t open or pull up, as cords missing or broken or had become unattached, some we could repair easily and got working<br/>Settees look great but not comfy, especially if tall as seat very narrow<br/>Dirty highchair<br/>Not enough towels for number of guests, some were poor quality and had marks, not enough hand towels for guests<br/>no bath mats<br/>Not every bathroom had soap, toiletries etc<br/>Toilet roll holders had come off walls but fittings left behind<br/>Downstairs toilet had no towel or soap<br/>A few areas not properly cleaned, burnt food in oven, dead flies behind blinds, greasy tiles and very greasy extractor over cooker, sticky and dirty cupboard shelves<br/>No washing up liquid or a cleaning product but you have to leave the home clean on leaving!<br/>Roasting tins and oven trays so poor and damaged they were unusable and flaking<br/>Unpleasant, rude neighbour on one side who has obviously had problems in the past especially over people trying to get into the parking space<br/><br/>Tried to explain problems on arriving and after first night by phone or live chat but neither available. Email was responded to by ‘we’ll redo a full clean’ this wasn’t what was needed!<br/>We wanted soap, towels, cleaning products, useable bakeware. We went out and bought them.

The property is beautiful, large and spacious with an amazing garden. We all loved the 4 bed 4 bath set up, and very comfortable dining and lounge areas.<br/><br/>Would just say, the fridge was leaking, but a larger fridge would certainly benefit the property given its size and occupancy. There was a kick plate loose in the kitchen and no toilet roll in the ground floor loo. Can I also suggest some additional garden furniture would be the icing on the cake. All a bit ‘picky’ I know but just telling you what could make it even better.

Absolutely stunning property in the most picturesque village with amazing pubs (especially The Golden Lion!). The house itself was immaculately clean, well equipped and even bigger than it looks on the pictures! Each bedroom having an ensuite is a huge bonus. The garden is massive with lovely views even though not noted on the listing. Ample roadside parking. <br/>Our only criticisms was the lack of flexibility at all on request to check in early as we were attending a wedding. The host expressed they could not accommodate this due to cleaning needs even though the property was available the night before so we had to pay for another nights stay to be able to check in early. Then again, they offered no flexibility on check out at all. <br/>Another slight criticism was some guests noted the beds weren’t comfy in 2 of the bedrooms as these were twin beds pushed together with no mattress topper. <br/>All in all, We absolutely loved our stay and will absolutely be back again in the future! Thank you

We had such a lovely stay here - beautiful interiors, each bedroom had an en-suite, TV, and plenty of room! <br/>The garden was such a gorgeous surprise - it’s a huge enclosed space, with a fire pit at the end of the garden and lovely views into countryside.<br/>The parking space was a bit tight for our car and does include some manoeuvring - it would really be best for a small car, but we had no issues parking nearby so no problems there! <br/>We found this place to be great value for money!

Graham house is a large, stylish house, perfect for couples enjoying a walking weekend. Parking is tight for even a small car but we were able to park on the roadside. <br/>Please note that there are no courtesy items provided eg a welcome basket, hand soap or hand towels for the downstairs loo or kitchen, so do take your own. <br/>The back garden is very well kept and delightful.

This house in Osmotherley was a great find. Right in the heart of Osmotherley, walking distance to the Golden Lion Restaurant and a lovely coffee shop. <br/>There’s a little village shop for amenities round the corner too. <br/>We walked round Cod Beck reservoir which was about an hours walk. Very pleasant. We spend a day at Fountains Abbey which was stunning, highly recommended. <br/>The house looked like it was newly refurbished and decorated to a high standard. The beds were extremely comfortable and each of the 4 bedrooms had its own very spacious bathroom. Each bedroom has a TV, so plenty of TV’s throughout the house. There are 2 sitting rooms, one is like a small games room with a console, the other is a lounge. <br/>We would love to stay here again in the future.

This was our second time staying here- location great, massive, clean home with 4 generous bedrooms each with an en-suite. 3 great pubs serving food in the village and a lovely big garden with hoop swings for the kids. Would definitely recommend and stay again. Parking is tight for 1 car, we just parked on the roadside instead.

All the bedrooms were en suite, sitting areas were comfortable, plenty of televisions for guests to choose from, large dining table, layout of kitchen & access to a secure garden.<br/><br/>Overflowing refuse bins from previous guests which took a week to be emptied, quite possibly the dirtiest oven we’ve ever seen, poor quality towels, uncomfortable mattresses in 2 of the bedroooms & only one bed & towel change in a 16 night stay. The lampshades in the upper bedrooms held together with duck tape. A festering pot of gravy/stock from previous guests on the window sill in the laundry room which was missed again during the mid stay clean.

Lovely property and spacious for a group of people.<br/><br/>Parking for more than one car not possible. Property has a log burner but not even a small welcome starter pack to be able to use it, would be nice to have had one. A proper house manual rather than the online one would be preferred as then everyone in the party can access it rather than just the person who booked it. Kitchen had most things but odd things like a large mixing bowl would be nice.

Great sized bedrooms with lovely en-suites. The house has lots of character. Unfortunately the flooring in the kitchen let the rest of the house down. We were also disappointed that there was no soap in some of the en-suites, there was only 1 bin bag, the main section of the oven did not work. We have always had a welcome pack with other air bnb’s but didn’t get one with this one. The mattress was old and uncomfortable and I didn’t sleep very well.<br/>The house is in a beautiful location with lovely pubs and a nice shop with some great scenic walks close by.

A beautiful house in a perfect location.<br/>However the inventory did not match what was in the house, the oven door was broken and didn't close, flooring throughout the ground floor is in a poor condition, crockery & cutlery below the standard of what you would expect for the cost of the property and only mugs, no cups, serving dishes etc not of a size appropriate for a large number of guests, no teapot or cafetiere (there is a coffee machine but that isn't listed on the property details} and insufficient towels for the number of guests.<br/>Nevertheless, would consider another stay.

The drive was very narrow and difficult to park on for a normal size car but the neighbours were very accommodating and we parked on the road.<br/>There was only one front door key supplied which made it difficult for the guests to go out separately. <br/>The house was beautiful and spacious if not a little tired. Lots of character, rooms were stylish and well designed.<br/>Bedrooms were all very lovely although one of the televisions in the loft room had no lead so could not be used.<br/>The flooring had risen in the kitchen as the result of what looked like a flood downstairs and it had been taped.<br/>Huge outside space which was ideal for the children.<br/>The area was charming and 2 of the local pubs served great food with lots of atmosphere.<br/>We sadly ended up leaving 2 days early as the weather was heavy rain for the remainder of the week.<br/>Cleanliness is my biggest criticism, although it was not awful, for the high specification/cost of the house I was expecting a higher level of finish and cleanlines

This is a great house. It has plenty of space and all en-suite bathrooms made it very easy for our party of 7. It also has a lovely, enormous garden, which is not featured in the descriptions. The owners were also happy to accommodate 3 dogs. It is a great location, very central and close to all three pubs and the excellent fish and chip shop in Osmotherley.<br/>More instructions for the appliances/heating would be welcome and warnings about the chickens and rabbits roaming in the garden would have been helpful with regard to the dogs. <br/>Having said this, it was a great stay and the neighbours are very friendly and accommodating with parking etc. We have re-booked for later in the year for another family occasion. Highly recommended.

Gorgeous Graham house. A return visit for us to celebrate my birthday. Ample space for 8 adults and perfect with 4 double bedrooms with en-suites. Beautifully decorated and furnished house with everything you could wish for including toiletries, condiments, utensils and plenty of crockery etc. The outside space is stunning with a well kept, private garden which has amazing views, plants, flowers and fire pit. We had gorgeous weather during our stay and spending time outside was idilic. Friendly neighbours and village is so pretty. We will definitely be back again...and again.

Lovely house in a beautiful village. My parents live in the village so I am very familiar with the lovely walks, the great ‘Top Shop’ and the fabulous pub ‘The Golden Lion’. <br/>Graham house was even better than the photos, a really beautiful spacious house. It suited us perfectly, ( a family of 7 adults and a dog). We would definitely like to stay there again.

Beautiful house with everything you would need ,set in a beautiful little village. There were 2 x restaurants/pubs, a chipshop coffee shop, all within walking distance, but equally, you could self cater. The house also has a beautiful garden with outdoor settee and chairs as well as a table with benches if you want to do alfresco dining.All the bedrooms have a beautiful bathroom with lashings of hot water. The kitchen is fully equipped with everything you need: a freezer, dishwasher, cooker etc. There is also a washing laundry room. The dining room had games to play, and there was also a PlayStation set up in the second lounge. Very much home from home. I would highly recommend it.<br/><br/>The upper bedrooms are on a second floor so wouldn't cater for anyone that has trouble getting upstairs.

The accommodation was perfect, with 4 good-sized double rooms (all en-suite), a modern kitchen and large dining table and seating area. It's also very well located in a lovely village, close to the pubs and great walking on the moors.

Lots of space, great kitchen and comfy beds! Also great location for exploring the dales.<br/><br/>It lacked essentials such as oven gloves and there was lack of attention to detail. Lots of black dog hairs everywhere and not the cleanest of properties. Could do with a bit of love and tlc. Also parking was a nightmare, there is only room for 1 car in front of the property and the neighbours like to come out and complain about the grass.

Tidy and modern accommodation with plenty of space inside, more than enough room for 8 guests. The bedrooms are all huge and nice bathrooms for each room. The living room, kitchen and dining room more than cater for a full house too. Everything worked perfectly in the house and they had more amenities than were first mentioned. We did however have to have a small clean up in the kitchen when we first arrived. <br/><br/>Plenty to do locally in terms of hikes and walks as well as a few local pubs only minutes from the location.<br/><br/>Only negatives were the parking definitely is not big enough for two cars and the small parking at the back would only fit a tiny car through the gap. The parking of cars at the front of the property also caused issues with some of the neighbours who had purposefully made it quite difficult for us to exit the shared driveway a couple of times. The garden to the rear also has shared access through it although this was not an issue for us.

Lovely place, 4 large bedrooms all with ensuite. Eat at the golden lion, lovely meal. A few things that could of made the stay better was a few Xmas decorations to feel more homely, only one dish washer tablet provided which for 3 days, 6 people was not enough, had to go out and buy fairy liquid and dishwasher tablets, for what We paid would of expected these to be provided. more details could of been added in the welcome pack.

Beautiful house, well situated in the centre of Osmotherley.<br/><br/>Four big, spacious, en suite rooms with plenty of space around the dining room table and lounge area to spend an evening. <br/><br/>The property has a massive garden, perfect for a sunny afternoon.<br/><br/>There is a well stocked village shop walking distance away, as well as pubs and cod beck reservoir.

An excellent house with smart modern decor and very comfortable.All bedrooms ensuite with TVs hairdriers. Great modern kitchen fully equipped.Very spacious all rooms a great size.<br/>Large garden would be great in summer.<br/>Liked underfloor heating downstairs.<br/>Very central handy for all pubs(3) and local cafe and shop.<br/><br/>We couldn't get any heating on upstairs in the bedrooms and bathrooms.No instructions and we didn't want to fiddle with controls. At this time of year morning's and evenings can be a bit chilly so we would have appreciated some warmth.The parking outside is really only big enough for one car. However parking on the road was OK.

This is a very spacious house with full amenities, situated in a fantastic location, both for it's views and the numerous pubs within a couple of minutes walking distance. The cafe a few doors along serves a stunningly good breakfast and had good opening hours. However for anyone wishing to self cater, there is a large kitchen and dining room in the property.

What a wonderful find - this house is so beautifully styled.Wonderfully equipped kitchen.All bedrooms en suite.The garden is really big and lovely space to sit outside enjoying the countryside.Situated centrally to the village of Osmotherley with 3 pubs, a lovely village shop and coffee shop.We did a lovely walk around Cod Beck reservoir too.

The layout of the house was perfect for our needs with on suite facilities for each bedroom and spacious living, cooking and dining accommodation. The interior design of the house was contemporary. The location was good for walks with or without a dog and the local pubs were welcome especially after a walk. The garden was reasonably secure for our dog and gave him lots of space to run around.<br/><br/>The induction hob on the cooker did loose heat and sometimes switched itself off. The dials for some of the rings were misleading. We had to set the timer 3 times on the cooker, luckily we knew how to do this. We felt the hob let us down when we came to cook a celebration meal, although the oven was fine. Instructions to assist usage of the oven would be helpful for guests who are not familiar with this type of cooker and refurbishment of the existing hob. Someone came out to look at the hob the following day after I rang to express my disappointment. <br/>The parking was extremely challenging in front of the house for one large and one medium sized 4X4 vehicles. Perfect parking on the hardstanding behind the property but this is only accessibly with a small car such as a Fiat 500. There was damage to some of the parked cars on the road, therefore would not like to leave my car on the road.

Gorgeous Graham house was a fantastic place to stay. Very well maintained and spotless. Loved everything from location to layout. Enjoyed my birthday with my children and their spouses. All rooms were spacious, spotless and beautifully decorated. Perfect for the eight of us and nice that each bedroom had ensuits. and TVs. Everything you needed was provided from milk, condiments, toiletries etc. Amazing outdoor space with stunning views, flowers and large firepit which was well used on the evenings.. Only criticism is there was no outside seating, which would have been nice for patio area. Fortunately we did have picnic rugs and purchased a couple of camping chairs as weather was lovely. We will definitely return and recommend this property for large groups due to the amount of space. Location is great with pubs, shop, tearoom and chip shop within the village and located close to lots of places of interest.<br/>Neighbours were extremely friendly and helpful as were people we met walking around the village.<br/>We will be back.

Lovely and well placed accommodation, perfect for large groups as all the rooms are ensuite and beautiful so no one feels cheated. Would defintely recommend. Lots of walks nearby and 3 pubs within a 100 or so steps! We liked the queen catherine.

Graham house was fantastic, very clean, stylish and everything you need home from home. All the bedrooms were a brilliant size and with good size bathrooms. The space in the house works really well for large groups. <br/>Location was great, walks on your doorstep, good location for visiting the local area. Pubs, tea shop, fish and chip shop and local shop were all super and in very easy reach of the house. Our group had a great weekend away and would like to visit again. I cannot recommend this house enough.

We stayed here as a family of 7 with a dog for a birthday celebration. The accommodation really is beautiful; clean, well equipped, spacious and warm. Communication was excellent and access was easy. The garden is huge, our dog loved it and it would be fantastic for children. Parking is a little problematic for larger cars. The village of Osmotherley is very picturesque with 3 pubs, a good fish and chip shop and a well stocked village store. We ate at The Three Tuns and were disappointed but we didn’t try the other 2 pubs.

Thank you for an amazing stay at your lovely house. Whole our group loved everything about it and thought that it was perfect and had everything that we needed. Amazing rooms with ensuite bathrooms. Kitchen had everything that you need to have great stay if youre out or staying in and cooking Sunday dinner. Well accessoried. Beautiful decor and perfect location right in a centre of friendly village, with short walking distance to local pubs that offered nice food. Incredible garden and firepit available. Will definitely recommend and come back again. thank you very much.

We stayed for a week for half term, there was 8 of us in total and we had more than enough room. <br/>The house is beautiful, everything you need in the kitchen, plenty of space and storage everywhere. 4 great sized bedrooms and all with en-suite ? <br/>The house is set within a beautiful village, outside space looks nice although a bit too cold to use it in February!

Fantastic house, 4 massive en-suite bedrooms and plenty of living space stylishly decorated. Log burner and dining table seating 10. Village is lovely, great food in both pubs and a gorgeous village shop. Will definitely stay again.

Home Truths

There is private on-site parking but only for one vehicle. There is additional parking at the rear but for small cards only. If you're travelling with more cars, there are a number of pay and display car parks nearby.

Graham House has three floors and no lift access so you will need to climb stairs throughout your stay.

Not every ensuite shower room features a bathtub but they all benefit from walk in showers.
