The place is beautiful and clean We arrived to the post code at 6.00 pm. It was pitch black. We couldn’t find the property no lights, no signs. That made it impossible to find the property. After half an hour of turning around we called the agent and he guided us in. We received no door code by email or text so he had to guide us again on the phone. We went inside the property the heating was off and it was 7 degrees , we turned the heating on but it took 2 days to heat the house and it was time for us to leave. It was so cold we had to use the log burner , used the beds blankets wrapped around ourselves and close the door to have some heat in the living room. Went to bed our bedroom was 11 degrees like sleeping in a fridge. It’s a shame the place is beautiful but we don’t think we will be back again ?

The property gave us everything that we would have wished for and more. No negative views.

Modern, clean premises and well situated to visit local villages , towns and attractions. Lack of instructions on how to use the central heating and the microwave and oven. Contact Host & Stay , they will put you in touch with the owner. Was also not happy with the £30 nonrefundable payment to cover breakages . This is something I’ve not previously come across.

Clean, tidy and good location. It had everything we needed for our 3 night stay. Lots of parking and nice to look out at Alpacas in the morning. Couldn’t find any fault

Lovely house to stay will book again if we are in the area. Owner greeted us on arrival was very friendly. When we were leaving he let us leave our cars there while we went for breakfast next door which he recommended to us. Alpacas were friendly. Overall 5 stars great place to stay clean, comfortable, welcoming Thank you

Been before so knew it was nice! Hard copy of microwave would have been useful. A wastepaper bin in the twin bedroom would have been useful. Separate bin in the kitchen for recycled items i.e. bottles, paper etc would be good..... quite a few other places do a smaller open-top recycling bin.

Great place to stay. Looks just like the pictures but the rooms are actually bigger than you’d think with nice, wide corridors. It was clean and everything was easy to use. We know the area well so knew what to expect. Good points: comfortable beds, modern kitchen, patio much larger than expected, beautiful surroundings, alpacas on your doorstep, friendly owners. No real bad points but possibly need more kitchen items (utensils, cutlery and crockery). I’d give this place 9/10.

We had a lovely stay and enjoyed lots of local walks. Our daughters loved saying hello each morning to the alpaca’s. Hope to visit again to explore more of the area as it’s a great location.

Photographs are a true representation. I guess staying directly next to the owners place is unusual, especially when he stared up his Lamborghini outside the bedroom window :O). The rear garden was spectacular and there was a small gate off the terrace to access this . However it was the owners garden. Parking was easy, huge space directly outside the cottage, well away from any road, a great feature and peace of mind regarding security. The kitchen was great, overcomplicated oven that you really need a PHD to understand :O). There was a dishwasher with a two tablets to use, but no washing powder with the washer, seemed strange. Host&Stay said they didn’t provide this :O(. Regarding other items in the kitchen they were minimal & basic, I can only just by my previous experience with an AirB&B. Lounge had a log burner but there was an extra £10 charge for logs. Overall great cottage spacious and clean.

Overall the cottage was lovely and very clean . It did state there would be logs for the log burner , that was not the case ! Kitchen had no instructions for the oven or microwave. Also it does not mention that the owners house is attached and it feels a little overlooked . It would not stop us coming back though as it is a lovely cottage .

04/08/2023

cottage is beautiful !! it is very clean, spacious and modern. Private, convenient parking right outside the cottage. Beautiful views of the countryside but only 6 min from the town. We loved everything. Only thing we could suggest is a few more utensils for the kitchen and some instructions on how to work the digital stove and microwave.

07/05/2023

beautiful comfortable cottage. clean and homely feeling difficult to find as a gate was closed over at the start of the road the property was on and there was no sign. microwave didn’t work. I called the phone number and was asked to check if it was plugged in. I emailed pictures as requested but never got any further response. The bathroom needs hooks to hang a towel or clothes on. Bin in the main bedroom would be good. There was also construction going on at the property which we would’ve preferred to have know about.

Tracy

06/03/2023

Everything about the property was amazing. It felt like home from home, it was clean beyond belief, the fixtures and fittings were top end. The privacy aspect was very good, loved the idea of the key safe when checking in and out. I thought the check in time of 16.00 and the check out time of 10.00 was unfair. I felt the typical times of 15.00 check in and 11.00 check out would have felt better value for money and the extra hours would have been more beneficial to the weekend. Also, I agree with the refundable deposit, but didn't like the fact we were charged a £10.00 admin fee. I thought it would have been a good idea to provide logs for the burner as an additional option which would have saved having to bring them with us. We ended up at Low Farm by mistake, as the post code was ambiguous, I think if the cottage was registered on what3words, and/or a easy to see sign post at the top of the access would be beneficial.

We all said WOW when we arrived . The location was just lovely with Alpacas to feed on the door step. The interior was just beautiful ,clean modern but cosy at the same time. Beds were very comfy, enhanced with stylish furnishings it really was a fabulous stay. We would definitely stay here again. Big thank you to the owners who were very friendly and helpful during our stay. It’s a 10/10 from us.???

13/12/2022

Host and Stay are the worst booking agent I have ever come across, to the extent that I wouldn't book any property through them again. Total chaos, deluged with emails and even a threat to cancel the booking - the verification process they require doesn't work and I was bombarded with emails. Two phone calls both promised the situation was sorted but the emails continued.

Susan

28/11/2022

Good location. very spacious and modern. Comfortable, warm and welcoming. No major issues. But no firelighters or matches to use the log burner. No instructions on how to use the microwave and oven. Only a basic level of crockery. Knives not sharp. would have been difficult if we had wanted to be fully self catering.

24/09/2022

Good, clean, well presented property with modern kitchen and all required facilities in a great location for us (really close to the locally famous Roseberry Topping). Lovelly seeing a field of Alpacas from the kitchen window. The underfloor heating was zoned per room and worked well (when it was on). Overall the cottage suited us very well for our short stay. The bathroom extractor fan was crazy noisy, like a high-pitched drill or power tool. We could hear it throughout the cottage. The underfloor heating worked well when it was running but it was clearly on a timer and turned off fairly early at night so the cottage got rather chilly. The information folder supplied gave basic instructions about the heating and stated that there were more details, including how to to change the schedule, further on in the folder, but there weren't. The shower worked well and the water, being "on demand" was always hot. However, the shower tray didn't slope towards the drain in one area, meaning that the soapy water just stayed in that place instead of draining away. Although Netflix worked fine on the bedroom TV it struggled to load programs on the main living room TV.

My best friends and I stayed for 2 nights for a girly weekend, we enjoyed our stay, only things we would change was, the dishwasher was full on arrival, the bar stools we very wobbly and unsafe. The front door was quite hard to lock and unlock and the floor was very slippy when we got there. But apart from that we had a lovely stay, lovely scenery and town centre 2 miles away. Would definitely recommend going to Cookfellas wine bar and eatery too

Antony

05/09/2021

On arrival I was very disappointed with the state of the house. When we turned up it was not clean the dishwasher was full of dirty cutlery and there was a list of what should have been left in the property but half was missing including dishwasher tablets so before I could even have a drink after a 4 hour drive i had to go shopping to get dishwasher tablets. The outside of the property just outside the front door where the Alpacas were had a lot of building materials and machinery and this was a shame as I was unable to let my 1 and a half year old to run out there to see the animals. Apart from that my stay was nice the surroundings were beautiful and the local towns were lovely there was a lot to go and see and we enjoyed our time. It was a shame about what we found on arrival.

25/08/2021

We really enjoyed our week in the bungalow, thank you. All mod cons and a great shower. Clean rooms and comfy beds. We loved the alpacas :) Only improvements for us would have been a few more kitchen utensils/crockery (sieve, corkscrew etc) and the ability to turn the background bathroom fan off at night. But over all a lovely stay in this beautiful part of the world.

Natalie

07/08/2021

The cottage is a great size for a small family and is located on a farm with a lovely alpaca field adjacent to the cottage. However, I was very disappointed with the cleanliness of the cottage. The floor hadn’t been mopped as there were spillage stains all over it and although it smelt lovely (due to the various air fresheners around) the place did not feel clean. There were marks all over the appliances and the towels and bedding had no scent to them so I’m not sure if these were actually clean. Although a lovely cottage in a great location something does need to be done about the cleanliness.

Absolutely beautiful cottage, laid out well and well equipped with washer, drier, dishwasher etc. Living room very cosy and comfortable. Main bedroom bed is rather uncomfortable and for sure too small for the room as mentioned in other reviews. But overall no complaints about the cottage itself, it was very modern and yet cosy. Very dog friendly, all on one level and hard floors throughout. Little yard out the back you can wash the dogs off in, but remember to bring your own bucket/watering can as there is no outside tap. The location is great for walking in Guisborough Forest and the outlook is beautiful. You aren’t really close enough to any pubs to walk to quickly but 4 mins down the road in a car is a lovely pub at Roseberry Topping, really dog friendly and good food and drink there. Great Ayton well worth a visit as well. The only downside to this property for us was the early morning noise and the fact the outside was basically a building site. We spend our working weeks getting up before 5am so when we go away we want to be able to relax and sleep-in in the mornings. Unfortunately this yard was up and working and making quite a bit of noise by 6:15am every day. Not sure if this is just because they were doing landscaping work to their garden or not. However it did ruin our lazy morning feel and not really what we expected for the price we paid for the cottage. They have some lovely alpacas and a couple of donkeys (one of which does love to call out at 5am as well! However once settled in probably won’t be an issue). That being said, hopefully the work will be over soon and whoever else gets to stay here will have a more peaceful stay!
