Mostly great but some issues with broken shower cubicle door and bed frame in one bedroom. Coffee machine and extractor fan in kitchen not working

The bed was comfortable

Building noise from next door. Semi detached so very close. Horrendous noise I cried my dream holiday was totally ruined. Started at 7.30am every day. Someone needs to accept responsibility for this and refund some of my fee. Sofa's look good but not comfortable you can't put your head back some stains. Carpets on stairs very stained. Lots of light bulbs in pendants not working. Surface clean of property is ok but floors dirty my white slippers came back black on bottoms. No downstairs toilet was a pain. Cutlery has wobbly handles. Finish in kitchen needs attention for £1500 for 4 nights I expect better. Bins from Victoria Hotel are outside property that was fun at 7am collection not!

My hopes of a peaceful few days were shattered the minute I entered Raven House. 2 inches on the side of the front door builders were ripping out the front doo4s and windows of the adjacent property. The noise was horrendous starting from 7.30am until 4pm. So no lie in for us. Drilling, sawing, hammering, calling to each other. Up and down ladders so they could see into our windows and debri falling into the front garden so we couldn't sit outside. I contacted booking.com immediately. Of course no one wanted to take responsibility apparently they weren't told about it. I don't care whose fault it is, It certainly wasn't ours. Why should the owner have all of the fee when we have had such a miserable time. I was looking for some money back for the noise and stress. Life is stressful enough you don't expect that when you go on holiday. Next door must have realised that Raven house was being let it's July! So selfish. So the owner should give us a refund and claim it back from them. Anyway try and check before you go. To the right of Raven house they are doing building work as well. My son is Autistic even more sensitive to noise than most it really disturbed him. Anyway the fight continues for some money back I paid £375 per night so not worth it. They offered us accommodation 2 days in in Whitby! No sea views as if I was going to swap to that. All concerned I hope you get treated how we were on holiday it will serve you right!

Beautiful house, beautiful location. Really appreciated the quick and easy communication from the hosts. Members of our party have said they would stay here again. Thank you for a lovely stay!

Was once beautiful. Not tired…. Dishwasher does not work and has not for
Some time. Cookerhood not working (which becomes a huge problem when trying to cook for 12!)
Cutlery. Pans. Etc very very old and falling apart - almost impossible to cater for 12!!
Bathroom taps connected wrong - which is dangerous with children !!

Garden had not been swept (ever!)

Basically this place is (was!) lovely but needs to be looked after !!

See above !

Great spacious house for my birthday celebrations, well appointed kitchen that met our needs, bit grubby in places and the furniture wasn't very comfortable. Biggest gripe was the communal toilet was on the top floor, it was great having so many en suites but a long way to go for a pee in the evening or overnight (we were mainly women of a certain age). But great location next to the pub. Space for three large cars was an exaggeration but we did manage.

Lovely location, just a five minute walk to the the old town. Very quiet and a nice space! Most rooms have en suites to boot. Would definitely consider another stay ?

Spacious comfortable and in a great location with lovely views at the front

Some poor standards of cleanliness

There were dirty pans in the kitchen cupboard when we arrived

The spray arms and jets in the dishwasher were absolutely filthy blocked and with black grime . They hadn’t been cleaned in a long time.

The bathroom door handle, toilet roll holder and sliding bathroom door in the ensuite on the 2nd floor were all in a state of disrepair when we arrived.

Location is perfect, spacious property with plenty of room for us as a family of 12! Bedrooms and bathrooms were clean.

My only complaint would be the floors downstairs weren’t clean. There was bits of food/crumbs and dirt in the kitchen, hallway and living area. Upstairs felt clean. We had two crawling babies with us so it was a shame the floors downstairs were dirty as I didn’t like to put them down on the floor!

Raven House was beautiful, spacious and in the perfect seaside town setting. The views were wonderful, overlooking the sea and the quirky rooftops of Robin Hoods Bay. Just a short walk from the bay with a handful of lovely pubs and cafes. An easy drive to Whitby for a nice trip out, just 15 minutes away. The hosts were very good with communication and the house was clean and very accommodating. I would recommend Raven House for a large family and friends getaway.

10/04/2024

Great location, parking for 3 big cars. The house itself is spacious with comfy beds and good quality linen. Excellent for a larger gathering. The only downside was the kitchen, is a pretty poor standard and poorly equipped. Poor quality crockery ( no oven serving dishes) cutlery poor, glassware not great. We had an issue with the oven which was addressed, but was dangerous. A few small touches would take this property to the next level.

It was in a fabulous location not far from the beach.

The property had loads of potential but lots of things didn’t work - extractor fan in the kitchen, doors didn’t close, back door lock was very stiff.

This house is in a great location but is sadly let down by the owner, and/or the company who manages and cleans it. There are loads of cobwebs, the stairs had clearly not had a vacuum, the floor in the living room and dining room have not been cleaned, and likely for some time. We had young children with us and could not let them crawl on the floor. Mould in some shower cubicles, door handle on at least 1 ensuite falls off, toilets don't always flush properly, and I could go on. Looks good in the photo's but sadly not that good when you get there.

While the house is in a great location and was plenty big enough for the 8 of us that were staying ( it’s big not for 12) there were many things wrong - many of which have been noted in previous feedback from 6 months ago and no action has been taken to fix them. A list of issues:
One toilet was not flushed and contained urine
The glass in the oven door was loose and likely to fall out
Dishwasher heater element not working so things didn’t dry
Nowhere near enough cooking equipment for cooking meals for 8 let alone 12 people
Several doors would not latch shut and didn’t have locks ( including the main bathroom - so you had to leave something heavy behind the door to ensure privacy
Top floor en-suite door would not full close and had no handle on the inside - again a problem with privacy in the en-suite and the sliding door pelmet was falling off
Damp marks on several ceilings from earlier leaks
Several Cupboards and drawers with missing handles
There is more but I have no more room

Location! A great location in Robin Hood Bay, close to The Victoria Hotel (restaurant & pub!). Parking spaces - 3 in total, spaces 2&3 a bit tight but spaces nonetheless. A lovely well house, large enough for several families, but cosy.

Very minor, could’ve done with a door mat on entry. When visiting in October lots of wet, sandy & muddy boots. We ended up using cardboard to manage this.

Sehr schöne Unterkunft in sehr guter Lage.

First thoughts when seeing Raven House - Wow that view, what a beautiful building and parking spots! So close to the sea front. You get 3 parking spots although one is quite small so not the best for a really long car. Beautiful décor, large fridge, dishwasher etc. First night, took my daughter to bed in the first double bedroom at the top of the stairs, turn out the lights and cuddled her up as she didn’t want to be alone (she is 3) turn the lights out and I could feel movement. I thought it was a fly and brushed it off, felt it some more and ignored it, daughter couldn’t seem to sleep, put lamp on, she noticed a bug and there they were, BED BUGS all over the pillows on the headboard of the bed, under the covers, I’m itching just thinking about it. 9.30pm we call the Management for the Property, we are told that the cleaners and pest control will be round in the morning. Given how many bugs, if the bed had been stripped and changed that morning, they would have noticed them hiding. The other rooms were fine for bugs. We moved into the living room with all our stuff and slept on the sofas pushed together (not ideal when my partner is 6ft4. Dust all over the tv unit, table mats that have cuts from knives all over them and frankly need to see a bin. For a house that was refurbished since Feb 2022 (thanks zoopla) I am surprised they haven’t maintained the cleaning or replaced table mats, broken ovens etc. Kitchen oven the glass was not safe (noticed another review about this from a while back so good to see they cared enough to look into it) the inside of the dishwasher was filthy and they only left 2 dishwasher tablets for 4 days between 13 people (make sure to bring your own) they left only one hand soap for one of the 3 bathroom toilets (so make sure you bring some). The extractor fan in the kitchen didn’t work either. Read a review the washing machine didn’t work but we didn’t actually check that ourselves to properly comment. We know the house wasn’t clean especially after the cleaner called her boss to tell them the whole house needed a top to toe clean and brought in 3 people to clean it. Pest control finally came at 4.50pm (just before we were going out for a beautiful birthday meal) we were told that no one actually called them until 11am that day (so they lied the night before and lied when they kept saying they would be there in the morning) we were told we needed to vacate the property for fumigation or stay on the sofa for the rest of our stay. Given the short notice (which wouldn’t have been so short if they had followed through with what we were told and they came in the morning) we had the option at 4.50pm on a Friday to try and find alternative accommodation or we could move into their other property in Scarborough. A property with no sea views and no where near as nice a location. This took up a lot of our time we should have been enjoying a special birthday meal in a beautiful castle. We then couldn’t stay later as we knew we needed to vacate the property when we got back, with two kids under 3 (which the company were made aware of) and no one could enjoy alcohol as again needed to pack up a whole property to move after the meal. For a house so beautiful in a location so lovely, with such effort taken to refurbish, it baffles me that they have not kept it in a good state of repair or cleanliness. I understand things happen and mistakes are made but the LYING about calling pest control and them coming in the morning was what really annoyed and upset me. I hope that they take something from this review and bring this beautiful property to the standard it deserves as the views are breathtaking as is the location itself and room sizes, furniture and decor is beautiful.

It wasn’t the greatest stay with several property issues which needed sorting…
Where do we give full feedback?
Front door locks unopenable on arrival.
Back door key snapping on second turn… no spare keys!
Locked out day 3 due to key safe jamming beyond repair.
Extractor in kitchen not working and filthy.
Extractors in bathrooms not working.
Flooding in hall during torrential rain- back door leaking after repair.
External maintainance to patio poor weedy and littered- front and back.
Fire grate filthy when opened to operate.
General cleaning poor-crumbs on table on arrival and kitchen surfaces greasy- we gave a thorough clean before using.
Minor irritations incl. curtains / bathroom door fittings falling out.
Kitchen pans dreadful- no non stick frying
All too small for a large group
No large serving dishes.
Poorly finished grouting in bathroom tiles.

Good point incl space and location but for future guests satisfaction a good overhaul is needed to check everything.

Your maintenance team did turn up in good time and tried to resolve issues but fact was in total we had Maintenance with us over 5 hours over 3 days.
We were also locked out for 2 hours!

Overall we will not return and shall not recommend. No Senior representative has contacted us to apologise or to check how we feel- very disappointed….
Not what the offer promised or the price should deliver.

This was a family special occasion and your property failed.

This property is absolutely stunning, so spacious, so peaceful and an ideal location, however, the property is not maintained to an acceptable standard.
Not one single door in the property closes the way that it should, the carpet is coming away on the stairs causing a trip hazard, the dining table is scratched and full of holes, every drawer in the bedroom furniture is either broken, missing a knob, or coming away from the runner, there are light fitting missing in various rooms, the plug socket in one of the rooms comes away from the wall when removing a plug, the curtain pole in one of the rooms is so close to the ceiling you cannot close the curtains, some of the tie back holders have come away from the wall. Lastly, the property cannot have been "cleaned" prior to arrival. Admittedly the beds were made up and there was fresh towels, but there had been no dusting/sweeping/mopping carried out for quite some time. We are leaving the property cleaner than when we arrived...

Great house for a large party of 11 , needs maintenance here and there and a good clean in the kitchen , bathrooms , door handles , bedroom doors all need attention , curtain rails , I could go on , but we loved Robin Hood bay .

This property was an amazing location and wr did enjoy our stay immensely. But minor niggles - the blurb quoted a giant cleaning charge but the property didn't reflect marvellous standards (cobwebs and dust , grout in bathrooms mouldy ) the cutlery and kitchen equipment were poor quality. Also main bathroom on top floor was awkward but we should have realised this . Not much storage for clothes in bedrooms. I'd still book again though . Lovely house and views .

Louise

08/07/2023

Loved the house and the location. All the rooms were very spacious including the hall. We appreciated the large fridge and freezer and the huge dining table for our group. The beds were comfy although recommend bringing own pillows - they were hard!!
Place felt very dusty and in need of a deep clean. Bits on all the floors and there was mould in all the showers. We cleaned on arrival as we had young children crawling round and a newborn so it needed to be clean.
Also worth mentioning the washing machine is in an outdoor shed and the tumble dryer didn’t work but there was a clothes airer that we set up in the porch.
Despite these few issues we would still recommend- we had a wonderful week here

28/06/2023

We had a lovely and happy time at this property. The location is excellent with stunning view of the bay. It felt homely and we did have all we needed. Minor critical points , main bathroom on second floor not ideal ; crockery, cutlery and cooking utensils not of a good quality ; for steep cleaning charges there was no evidence of high quality practices ( cobwebs ) and not enough storage for clothes ( we had a wardrobe with no handle and there were no drawers at all . ) I just mention these as I'm sure others would also pick up on this . It however wouldn't affect my choice to book again but it might others.

Great weekend with 6 couple. Beautiful views from some of the rooms. House was clean, nicely decorated but some issues. Disappointing issues previously highlighted have not been addressed.
Loose glass in the cooker, broken extractor fan not working, dishwasher loose, broken corkscrew!!! No lock on bathroom door, some bathrooms very mouldy.
Disappointing my request for single beds in one room to accommodate recent surgery not done and host stay said could not be done until following day, as bedding would have to be sourced.
I would suggest taking your own washing up liquid and tea towels.

As 6 couples we found one of the bedrooms too small, double bed squeezed in. No downstairs loo and main bathroom on top floor is not ideal. Would be better to lose a bedroom and create another bathroom.
Some of the issues are very minor and would be so easy to rectify, have to wonder why they haven't been done.
Lovely Sunday lunch at The Victoria, Pizza West in Whitby highly recommended.

Peter

11/04/2023

Cleanliness. The en-suites had some black mould.
There was thick dust & hair under the settees. There was evidence of dried on sugar on the kitchen work surface and I found it necessary to clean the kitchen cupboards before putting my items away. The dishwasher was showing red lights for both rinse aid & salt and we were left with only 2 dishwasher tablets-10 people for 4days! The back door, which was the entrance for guests, had a substantial amount of rubbish, leaves, j-cloth & tissues, mixed in with the hose pipe which, whilst useful, could have been on a hose tidy.

We were very happy with Raven House. The house is big and spacious with very nice decor throughout. There are many rooms that allow for privacy and a large living area for a large family or friends. The area is very nice, beautiful views of the sea and coast. It is a very quiet place, so it feels very relaxed and peaceful. Local restaurants have nice food, and we found it to be very welcoming. If you want somewhere quiet, peaceful, and relaxing, this is ideal. We will be back at a later date.

There was nothing that we were unhappy with. It was all positive.

Had the most amazing 4 days in such a beautiful house at the top of the bay overlooking the sea.
Would definitely stay here again and 100% recommend.
My family loved it as there are lots of places to eat & drink close by, with a nice pub a few doors down.
3 parking spaces making it easy as it sleeps 12.

We had a wonderful stay for Christmas at Raven House. The house has great indoor space, comfy beds and outstanding views. Watching sunrise and sunset from the front of the house everyday was really special. The house does require some attention in certain areas as previous reviews also refer to. A deep clean and some repair work and this would be absolutly perfect. All that being said it didnt impact too much on us enjoying our stay and we would definitely stay again.

Amanda

A really lovely house in a fantastic location. Most of the rooms have a view of the sea and the sunrise across the bay is amazing if you're up in time. Beds are comfy and there are plenty of en-suites which is helpful for big groups.

Recommend a walk to Boggle hole and the cafe there, but beware of the steps! Ate at the pub up the road which was nice and there are some lovely shops and cafes down the hill which will easily pass an afternoon.

The only reason for our rating (which only just scraped a 4) is that there were lots of issues around general maintenance that need attention. Cutlery needs replacing, bedroom door fell off hinges, loose glass in oven, missing door handles in ensuite, dripping taps & squeaking doors. If the owner sorts these issues, then property would be perfect.

Amy

28/10/2022

Perfect spot in Robin Hood Bay with easy access to the town, the coastal path, the beach and nearby pubs. The house is managed by a rental agency rather than a direct owner (we hired through Airbnb) which we found difficult when things did not go quite as expected. This included the tumble dryer not working, basic items in the kitchen not being available, hot water not working and the house not being properly cleaned prior to our arrival. I’d also suggest future visitors bring their own dog bowls (great the house is dog friendly) and nespresso pods if you fancy using the nespresso machine. The hot water was eventually fixed and caused by the cleaners using the boiler room as storage and over filling the space / knocking the timer off the wall. A super friendly engineer eventually came and fixed the problem to all of our great relief.

Fantastic location and a great property for large groups. The views from the front facing rooms were exceptional. Host and Stay were really easy to communicate with. I would highly recommend.

Would advise bringing your own soap and toilet rolls.

Loads of space, amazing views over the sea and lovely, luxurious bedrooms. This place is ideal for a big get together around the huge dining table and as a base for exploring the wonderful coastline and hills of North Yorkshire . There are just a few areas of maintenance that need attention in order to ensure the entire house feels ‘five star’.

house was gorgeous, spacious and modern. Plenty of room to eat/socialise as a family of ten, but also big enough for space from each other when needed .

The kids were a little upset there was only 1 tv in the whole house, didn’t do them any harm. the neighbour 2 doors down was not very nice either, shouting at a little girl who wasn’t aware pass the plant pots was private. Totally understand, they do not want holidaymakers in their garden, but could have been nicer about it. Do not go past the plant pots ?

We stayed at this property for a total of 3 nights and we were pleasantly surprised to find that a lot of the rooms had a direct view of the sea. It was truly stunning.

The property is generally clean and decorated well but some rough edges are to be found here and here if you want to be extremely picky. For example, the bathroom seats in my en-suite room was loose. The extractor fan was also not working but making a really loud whirring noise.

The only real gripe that I had with this property is that it was advertised with a functioning washing machine as well as the usual essentials that you’d expect in most places (hand soap etc) but neither was accurate. The washing machine was in a shed outside but the power was cut to the shed so the washing machine wouldn’t work. The hand soap wasn’t provided and we were told to purchase that ourselves.

I do want to end on a positive note though because those were 2 small inconveniences.

The property is in a beautiful location and the rooms are spacious. The property is generally very clean. It has decent wifi connection throughout the 3 floors of the house and even offers parking for up to 3 cars which was extremely important to us.

I would recommend this place to others. You won’t be disappointed and I hope you’ll also have amazing summer weather like we did during our stay.
