Ideal location for what we wanted

Lovely house in a quiet setting. We had the house for the weekend with my brother and his family also for our Dad's 70th suprise birthday lunch. Easy instructions for check in. We all had a lovely weekend, shame the weather wasnt on our side, but thats UK weather for you! <br/>The house was clean, but there was lots of dust on lights and some surfaces and cobwebs in corners. Also the double bed needs a matress replacement. You can feel the springs coming through. It must be 20+ years old!! <br/>The kingsize bed in the other room could do with a mattress topper as it was so so soft and that is not good for your back! <br/>The garden was maintained ilke I was told it would be. The chairs and cushiopns were all over the place. Under the roof, there had been no tidying up from previous guests at all. <br/>We went to the Kings Arms down the road in Fleggburgh for tapas and can 100% recommend. Its was really nice! <br/>Overall a really lovely weekend spent with the family.

Good location, points of interest within reasonable driving distance (15-30 minutes). <br/>Driveway and front of house as described. Parking for 2 cars comfortably. 3 is doable. <br/>Issues with entering the property. We ended up using the side door, as easier.<br/>Downstairs interior matched the advert photos, well kept and clean. Great open plan kitchen/dining space.<br/>Property let down by rear garden, doesn't match advert photos. I would suggest they are YEARS out of date. <br/>Response time from Norfolk Holidays on garden disappointment excellent, but gardener didn't turn up till day 4 and left power tools behind. Not good with small children present. <br/>Smell of dog present in kitchen. More drinking glasses needed. Loud floorboards to stairs and first floor. Water damage visible in bathroom (floor) and kitchen (ceiling). 2nd double bed very uncomfortable. <br/>Property has great potential. Either photos need updating to truly reflect current state or investment needed to bring back up to scratch.

The house is in a very quiet and peaceful location. it's within easy reach of the principal Broads towns. Best if all is the extremely spacious kitchen, eating and sitting area. There are three good sized bedrooms and a large bathroom too.

Spacious property for a family,great location for beaches, tourist spots local countryside and exploring the broads. Room for improvement as house could do with a deep clean stains on bedding/sofa/cushions,cob webs. Kitchen is fabulous however needs more crockery/ovenware.Garden has such potential very pretty but unkempt particularly the sheltered area. If these issues were addressed, would stay again as we did enjoy ourselves despite the rainy weather!

Just got back from a lovely long weekend stay with friends. I’ll be honest & say I was a little worried after reading some of the reviews about the garden not being looked after & the BBQ area being dirty, but both were fine. Our contact Georgia was very responsive & replied in a timely manner to my messages & was also very helpful.<br/>Church Cottage was in a really quiet spot overlooking fields with a nice private back garden, which our little furbaby loved exploring in & it was really secure for him too. There was also ample parking at the front for our 3 cars. Inside was clean & very spacious & to say there were 6 of us, plus our furbaby we never felt on top of each other, the open plan kitchen/living area was brilliant for us all to be together. We all loved the undercover BBQ area, which we used during our stay & a couple of us took advantage of the dart board that was in the BBQ area too.<br/>Would we stay again - most definitely. I can honestly say a good time was had by all.

We enjoyed our stay, the property was spacious downstairs , kitchen area great for all the family to gather together. Some improvements upstairs would have enhanced even more .

We stayed 3 nights in April ‘24 and unfortunately our experience was let down by lack attention to some fundamentals. <br/>Positives - property is in a really good location, quiet & large living space which is ideal for families to enjoy quality time together. Furnishing in the house are generally to a good standard, lots of quirky items and this adds to the stay. Good parking, well equipped kitchen, etc. <br/>Negatives - rear garden and outdoor space under the canopy was extremely dirty and unusable - grass was very long, not ideal when staying with a small dog. BBQ was a complete mess & mouldly, we could contemplate using it. Canopy area completely un-cared for, dirty table, chairs, piles of leaves/dirt like it hasn't been used for month, sun lounger covered in bird droppings. This was an unusable space for our stay. Inside the house, the level of cleaniless was quite poor. It had a basic clean, but this property needs a deep clean/care to get to an acceptable / expected standard.

The house is nicely decorated and in a quiet location. The garden is secure for dogs although needs attention. The grass hadn’t been mown and was very long. There were a few small things that let the property down and stopped me from giving 5/5. The bath towels were very small, thin and scratchy with some being visibly dirty so we couldn’t use them. A lot of the plates and bowls were cracked or chipped which we couldn’t use and had to do lots of washing up. There was only one remote control to share between the two downstairs TVs although you couldn’t have both TVs on at the same time anyway. There were no drying up cloths/tea towels provided, so we had to buy some. The mattress on one of the double beds was so thin my daughter was laid directly on the wooden slats. We had an issue with the upstairs toilet not working which then started leaking through the ceiling but Lee at Norfolk Holiday Properties was very responsive in organising a plumber but unfortunate this happened.

Lovely looking property, well decorated, nice peaceful location and some nice added extras however definitely room for improvements. Sadly we had no heating on the 1st night, apparently there are regular issues with this and a patch up job was visible to the engineer who came out to repair this the next day. The upstairs toilet was leaking and constantly on flush which was noisy during the night. The kitchen had a lot of extra touches however standard products such as mixing bowl, plates etc were split, chipped and cracked. The main oven also did not work and cooking a roast in a mini side oven wasn't ideal. We stayed over New Year so sadly these things could not be repaired during our stay, we did receive a small refund for these issues. The stairs are quite noisy and slippery due to being wooden, appreciate for cleanliness this is preferred but carpet would be safer. Overall we had a lovely stay but a few tweaks would definitely have made it a more positive experience.

The bed linen and kitchen table cloth were dirty (see attached <br/>photos) so we had to change them with the help of the person who we had to contact at 11pm when we arrived. The <br/>heating did not work throughout our stav so we did not have hot water for 3 davs. We had to deal with these issues <br/>throughout, with several people coming to try and fix the boiler, including an engineer. When we complained, Norfolk <br/>Holiday Properties, the accommodation agreed to offer us a compensation amount of £72.10, which is a 12% of the total <br/>amount of £595 that we paid for 3 nights in April (6 months upfront at the time we reserved the place). A great sized property for the 6 of us and our dog. The downstairs space was particularly good with plenty of room and comfy sofas. Such a peaceful location and about 10 minutes from dog friendly beaches.

Nicely done up place, big living area with kitchen island and kitchen table. Nice utensils and pots and pans if you want to cook and good cooker - often rubbish at these places. Nice bbq area under cover at the back of the garden too. Pubs in the local area aren’t great but Great Yarmouth is close by which is great for kids and main reason we went. Would recommend highly.

Lovely stay in rural Norfolk. Location is quiet and has the necessities - great cooking facilities, BBQ, nearby restaurants. There were some public footpaths that left from near the property and this was nice too. The team were responsive to our needs and overall, the property was nice and had character.

We booked for a family birthday so we could all explore the Norfolk Broads together. <br/>The property has a vast amount of space not shown in the photographs. We made use of the open interior spaces, large garden and the covered areas throughout the weekend. <br/>The property allowed us to have a quiet but well stocked location so it could be enjoyed. <br/>Our dog enjoyed the open spaces and was able to engage with us everywhere. <br/>Definitely recommend for a rural break with homely feels!

We all had a great stay at Church Lane Cottage. The kitchen and dining area is fantastic, as is the outdoor space. There is ample parking and plenty of surrounding walks for the dog! Given the opportunity, we’d certainly stay again!<br/><br/>Very minor points really in the grand scheme of things, but the hot water was sometimes a little temperamental in the bathroom upstairs and the mattress in the second bedroom could do with replacing. finally, if you’ve young kids that go to bed early, the stairs and upstairs floorboards creak, so being able to tip-toe is essential!

The Church Lane house is a super find. The space was terrific - large open plan area allowed the family to spread out but always be in contact. The garden is totally dog-secure and this allows us to relax. We liked the garden barn although not ideal in February! It had everything and more that we needed in the kitchen as well as a great selection of glasses. The house is well decorated and dressed with interesting pictures and great selections of books to browse. The area is very pleasant, almost next door to an 'elegant' church (Norfolk Church Guide!) and with loads of great dog walks from the door (but don't imagine you will get to see the broads!). The house is 9 minutes from the beach by car and we recommend Scrubby Second Avenue and a walk to Angelo's along the beach at California Sands.

The house is gorgeous, spacious and good value for money during half term. Lovely garden for the dog, space for the kids and me to have down time of an evening. Shower was amazing! Great location, 12 minutes from Great Yarmouth main attractions and 20 odd minutes away from Norfolk broads.

Wow what a beautiful house! <br/>We had a fabulous stay- such a cosy base and well located for day trips. The beds were comfortable and the shower was fabulous (with enough hot water for all four of us!) The kitchen is incredibly well-stocked and the BBQ area was a great addition. We took our kayak with us and spent a day on the river- blessed with some glorious October sunshine!

Beautifully decorated house in a semi rural, peaceful location. The sandy beach is 10min drive and was great for letting our dogs run off some energy (keep an eye out for the seals!). House offers some nice touches with an great book selection and plenty of fun additions. We were disappointed that during our stay the shower didn't work and the oven needed some tinkering in order to get working. the stairs are very creaky making it very tough to use them at night without waking anyone else up. overall very nice place.
