This pretty cottage is tucked away down a pedestrian-only lane, near the beach. Centrally located 4 minutes walk from Brighton train station in the North Laine area; a vibrant area of independent shops, restaurants, pubs & cafes, it has 2 bedrooms (one double, the other 2 x singles or King to suit your preference). There is a fully equipped kitchen, dining table for 4, modern bathroom and petite front garden patio. A homely and cosy house, perfect for couples, friends, families or professionals.
The Space
This charming cottage is centrally situated in Brighton’s vibrant North Laine, a lively area filled with independent shops, restaurants, pubs, and cafes. Full of character, the house features unique decor, vintage pieces, wooden floors, and original beams, making it an ideal retreat for friends, families, or professionals.
The open-plan living and dining area offers a cozy space with a comfortable sofa, opening up to a traditional dining area complete with a wooden table, chairs, and bench seating for up to four guests.
Adjacent to the dining area is the fully equipped kitchen, thoughtfully designed with a blend of traditional and modern styles. With a feature bare brick wall, wooden dresser, navy blue cabinets, and rose gold handles, the kitchen is perfect for cooking and entertaining. Essentials like tea, coffee, sugar, salt, pepper, and cooking oil are provided, and there’s a microwave, dishwasher, and washing machine for guest convenience.
On the first floor, you’ll find two beautifully appointed bedrooms. The master bedroom features a double bed under original ceiling beams, a velvet footstool, and a desk or dressing table with a chair. The second bedroom offers a stylish touch of vintage, with two single beds that can be arranged as a king-size bed upon request. This room includes a wall mirror and French doors that flood the space with natural light. Fresh linens and towels are provided for both rooms.
For those needing to work during their stay, the cottage offers a convenient workspace with a desk in the bedroom and a bureau in the lounge, both with Wi-Fi access. There’s also a desk monitor available and a Bluetooth radio to enjoy your favorite tunes.
The modern bathroom includes a walk-in shower, basin, toilet, and heated towel rail, with guest toiletries and large towels provided for extra comfort.
Outside, a petite front garden patio is set with a bistro table and chairs, perfect for a morning coffee or an evening drink. Additional amenities include board games, access to the secure RCP car park just across the road, and the option to hire a travel cot or high chair for £20 each per stay. Small dogs are also welcome with prior notice.

Neighborhood
The cottage is located in the heart of Brighton's cultural area, in a cute alleyway in the quirky North Laine. Within a short stroll you will find the very best independent shops, restaurants and cafes as well as Brighton's cultural highlights such as the Brighton Dome, Brighton Pavilion & Gardens and the Theatre Royal.
Brighton Palace Pier and the seafront are just a 10 minute walk away and you can easily venture to other areas of the city like Kemptown or Hove. It really is a incredibly amazing location.

If you’re travelling by coach, National Express operates services from London, Heathrow, and other major UK cities, typically arriving at Pool Valley Coach Station, a short walk from the beach and city centre. Really enjoyed our stay in Brighton. The description of the place was really accurate and we would recommend to others who want to be in the heart of Brighton with the Laines on your doorstep. The place was very clean and comfortable to stay in.

A great little house, well situated to explore all that Brighton has to offer. As some others have stated some noise from the pub next door but didn't bother us as it stopped by 11pm. Would stay here again.

lovely little cottage with all amenities you might need. great location for exploring the Laines. yes it is next door to a pub so be prepared for some noise in the evenings but it's all quiet after 11pm.

Points to mention are, it's right next to a pub, so you can hear hand dryer, dishwasher till late. Opposite a royal mail depot, so noise from early hours. Alleyway used ALL night so lots of noise. Downstairs bathroom, not mentioned in advert. No bannister on the stairs. WiFi didn't ever connect. No telly either which is not mentioned. Garden needs attention. Slabs wobbly, be careful. Only 2 chairs also in garden. No one could find bins either. Great location but expect noise. And we felt the above needs to be mentioned. We love Brighton and being on the Lanes was great but place not advertised 100% correctly.

This is a great little house - well stocked and clean. The location is amazing, so near to the North Laines and all the independent shops and restaurants. Would definitely stay here again.

Nettes Haus, sehr authentisch und nett eingerichtet, tolles Viertel, aber sehr hellhörig, im Sommer sind die Schlafzimmer sehr warm, im einen Zimmer schallt der Lärm des Pubs bis 22.00/23.00 Uhr hinein und ins andere Zimmer die sehr große Klimaanlage auf dem Dach des Pubs. Die Klimaanlage war wirklich sehr laut.

Very well located little cottage, only a short walk from the train station and not far from local amenities and the seafront. Kitchen and bathroom were well stocked and the living room was comfortable with plenty of seating. One of the bedrooms had the added bonus of French windows which were nice on a morning, although not a huge amount of storage in this bedroom due to size. However, one thing needs attention in the premises - the paving slabs outside are cracked and unstable, and there is a large gap to the side where the paving is incomplete. Would suggest guests take note of this, along with previous comments about the staircase lacking a rail.

Cute. Space well utilized. Bright and cheerful. Overall I enjoyed being there. No tv is a big item and I just assumed one would be there. Should tell guests this is an alley not a street but once we learned where to direct taxis and guests it was not a problem. Beds very comfortable Next to noisy pub. Staircase narrow and dangerous. No handrail and nothing to prevent child from falling from stairs into dining area. I believe staircases is totally illegal Front path is not level. There is what looks like water drainage mini trench. You could twist your ankle with a mis step and the post man nearly did this There was no tv We rented for 3 weeks but no clean linens or cleaning offered and no one checked up on us Management company not helpful. Only got key info 15 minutes before entry required. Got message from them on my last day welcoming me to the property instead of exit reminders

Such a sweet cottage in a perfect local, very central and right next to the lanes. The property is next door to the pond pub which was a great as we visited twice and they had a great beer selection. Would love to stay again!

Lovely little house, great location for the lanes. Quite noisy but it does adjoin a pub. Front bedroom bed very squeaky but comfortable. Kitchen well equipped could do with a coffee machine. Stairs are steep and narrow with an open unguarded side. Fine for grown adults but unsafe for children and dogs.

The cottage was lovely and very convenient for the Lanes, Station and Seafront. The pub next door was not a problem for us, the noise was low level and dog friendly.

Sweet little house. Great location. Nicely decorated. Stairs very steep. Single beds very narrow and close together. Very limited storage area for costs, clothes etc (for 4?) Garden area, deceptive. Garden table and chairs very dirty as were windows. Builders noise from next door continuously. Even on Sunday. Price high for size of property.

Such a perfect spot for the busy and bustling weekend we wanted in Brighton. Being so central, and really in the heart of all the hustle and bustle was ideal (Even the late night hum from the streets and noises of people leaving the pub, next door were actually comfortingly soothing, and added to the feeling of really being part of Brighton). The house itself was exactly what we wanted. Also a base that felt comforting and homely, but that we could have happily spent the night in as a family of four if we had wanted to. We will be checking availability the next time we return to Brighton, with fingers crossed that we can stay again)

Really great airbnb in a perfect location. Next door to a great pub and so close to The Lanes and walkable to the sea front. Lovely house but can hear absolutely everything inside the house and out - unfortunately lots of work happening in the house directly next door so could hear banging and works all the time. Other than that, really lovely stay in a great location.

A very central position in vibrant Brighton's Laines. Great little Airbnb and could not have been more helpful with allowing early check in. Very much as described. Only down side was noisy neighbour doing loud banging DIY at 8..45 am on Saturday morning but other than that very good.

Not the best experience. A Christmas time ( 6 nights) stay visiting family. The boiler kept failing from day 3. No heating or hot water on and off. This was affecting our plans and arrangements during the festivities. We had to leave the property evening of day 4 Unfortunately we had to find our own alternative accommodation. All quite stressful. We were unlucky!

Gorgeous cosy little home in the most perfect location- walking distance to everything you could want! The pub literally next door is brilliant and does amazing food and the coffee shop next to that is lovely too. Fully equipped with everything you could want, even an ironing board cleverly stored under the table!!! Hosts were friendly and responsive to our (small) requests. Would stay again for sure!!

We really enjoyed our stay in the cosy cottage, it had a well stocked kitchen with all the extras included like washing up equipment, kitchen & bathroom extras which was such a nice touch. The bedrooms were beautiful with big comfy beds and lots of extra bedding. The location was great and we understood there was no parking so parked nearby using ‘Your Parking Space’ and we didn’t need our car once during the stay, everything was so close by. Our host Jessica was easy to contact and always super helpful. I would highly recommend this cottage.

Lovely cottage, just like the photo's. We really enjoyed ourselves and already familiar with the area around which we love. The cottage was cute and cosy, especially during a day of awful weather. Would recommend but if you have mobility issues, caution needed on stairs until you get used to them.
